What do you need to know when choosing a retail location in a shopping center? There is a difference in shopping center location and mall or strip location. The difference is in retail rent, contract, rent per sales ratio, leasing requirement and acceptance, customers buying behavior many more. Before you rent a location, it's imperative that you do extensive research and consult an attorney to help you with your lease.

Shopping centers leasing have requirements that you need to pass in order to be granted a leasing space. One of those requirements is whether there's space available for your type of merchandise. In a center, they may only want three clothing stores and if you're the fourth you won't get accepted. They will also consider your experience in retail. They may not accept someone who is a first time business owner. They may not know what they're doing. Your store may not be successful and thus they won't grant you the lease. You have to prove to them your history of doing business. You have to be qualified before you start out a business. It could be a headache but business is always a big headache and that's why most businesses closed up within the first year of opening.

The criteria that they set for the shopping centers have to be met by your business. The hour of operations, parking, advertising, maintenance, loyalty program, gift certificate, and community service events. You have to be able to integrate your business with the shopping center's expectations.
They will accept new owners if your merchandise is a well known brand. Your brand has been successfully launched in the market. If you sell re-license Baby Phat clothing then you will be accepted because Baby Phat is doing very well in the market. Choosing a business center is a very tricky thing and you need to do some research about the site and the customers and how well other busi

owners are doing. Sometimes you would see customers in their store but it doesn't mean that they're doing well. I use to see my friends operate business and they have customers but it wasn't enough and they were planning to shut down the store when I thought I should learn about their products. Sometimes a business is almost shutting down and you think that they're doing well.

The rent in a small shopping center will be lower than the mall or the strip. The rent is a fixed amount and sometimes it is in relation to your gross sales. When you rent the space, you will have to buy and decorate your store with carpet, walls and other attachment. You will have to install heating and cooling system and anything else to accommodate your business. The cost is negotiable. Your lawyer can help you to negotiate to the best deal. Sometimes peoples start out by renting cart instead of shops to test out their market.

They can also supplements carts with their business. Cart is cheaper and you can have many locations. The cart is about $3000 a month. This is only good if you have small merchandise like jewelry or gifts items. If you have big merchandise like clothing or foods then you won't be able to do this. If you're not qualify for the shopping center that you want then you can move on to the next one and see what it will do. Online stores are easier nowadays and you can succeed just as much. There're no requirements like a physical location. You can launch your store within a day. For example, you can have a store on eBay. EBay is a good place to get millions of customers worldwide. You do pay a fee for store but it's only $15 a month. You pay about $1 for each item that is $100 or less. It could be affordable if your business is running good.
