Getting quality service from a real estate agent is very valuable to a home buyer. This article will gives tips to the home buyer which will lead to developing a good working relationship with his or her real estate agent.

    If a buy is really serious about buying a property, he or she should request an "Exclusive Right To Represent Buyer Agreement" contract with the agent.  This form states very clearly that the buyer agrees to work this agent only. It gives an expiration deadline. It states whether a retainer fee applies to this agreement. It also states the broker and agent's duties, such as seeking a property at a price and terms acceptable to the buyer. All material facts related to the property must be disclosed to the buyer also. It also states how the real estate agent will be compensated.

    A buyer who approaches a real estate agent with a lender's approval letter is showing serious intentions of buying a home.  The real estate agent will not mind burning a tank of gas while showing houses to that buyer.  One of the best approval letters will state that "full approval" has been granted to the buyer only continquent on the appraisal of the house selected.

  The buyer should also do a checklist of his or her new homes requirements. It will help the real estate agent determine which types of houses to show the buyer.  If a buyer is adament about buying a house with a big yard, there is really no need to show one with a smaller one.

  The buyer should also be available to see houses on short notice. Some types of properties sell very quickly--often within hours of being listed on the market.

  Please keep in mind that the more information that is given to your agent about your likes and dislikes, the better the chances of finding your dream home.
